The specification

Skirting, architrave and staircase

The skirting boards will be 7” and the architrave 3” throughout the property. Barley twist spindled staircase.

Ceilings and coving

All ceilings will be smooth painted white, 5” coving throughout.

Floors

All ground floors shall be concrete finish, the first floor will be timber boarded. Carpets, tiles and wood flooring available as optional extras.

Decoration

All walls will be painted with two coats of vinyl matt emulsion in magnolia or similar. All woodwork will be primed, painted with two coats of undercoat and glossed in white. The staircase will be stained unless agreed otherwise.

Kitchen

There will be a wide range of standard kitchen units from Sigma 3 or equivalent available which will include built in appliances such as a dishwasher, double tall oven, tall fridge freezer, Frankie sink and taps and a gas or electric hob with an extractor. Spaces and services will be available for a washing machine and dryer. There will be a large selection of axiom worktops and wall tiles to choose from. Any costs resulting from further upgrades to be met by the purchaser.

Bathrooms

Sanitary ware will be white. There will be a wide choice of tiles available. There will be some vanity units etc. Other additions can be fitted at extra cost, with the purchaser having direct access to the supplier.

Electrical

Each room will have a generous amount of double sockets. Three aerial and three telephone points will be provided within the house. There will be an attic light and front and rear external security lighting. Fluorescent strip light and a double socket fitted to the garage. Front door bell, smoke detectors and some low energy lights are also included.

Heating

Central heating with thermostatic rad valves to all radiators.

Doors and windows, fascias and soffits

Will be of a high standard (Veka) UPVC using Pilkington K glass. All furniture to be brass or chrome

Garage doors

Will be Horman insulated.

Gardens

All gardens will be fully turfed (or seeded if appropriate). Driveways will be block paving. Fences will be 6 foot close boarded pressure treated. Patio areas to rear will be made from textured buff slabs. Outside tap provided.
